2. New Office Leases
Our expertise is in finding office space in Bangkok for tenants. Whatever the size required, we can find the best options that match your needs. This may range from temporary start-up accommodation in a serviced office, to the most complex office requirements of multinationals which may need premises in single or multiple locations.
Our team works closely with companies to analyze their office needs in terms of size (including future growth) and location, while taking consideration of technical specifications and special requirements such as 24-hour air-conditioning and emergency power supply.
We undertake a needs analysis on behalf of our clients, enabling them to establish key decision-making criteria. Then, using matrix analysis methods, we analyze all of the available options that could match these criteria, empowering clients by providing all necessary information to make the best decisions. This allows them to shortlist the most suitable offices, which our team then takes them to inspect. After obtaining initial rental terms from landlords, we carry out a local cost analysis, including not only rental but also ongoing occupation costs, which we analyze in order to advise on negotiating strategies. Once suitable office premises have been selected, our team works with the client on shortlisted options until the actual signature of the offer letter, liaising with the client’s legal advisers to finalize all terms and conditions.
