CBRE Thailand's Industrial Services team has advised many industrial clients seeking to acquire or dispose of industrial property and land in a variety of locations both inside and outside industrial estates and parks.
Some of our recent appointments include the following:
1. Acquisition of Land on an Industrial Estate
We were appointed by a Japanese company as its sole representative to acquire land in an industrial estate or park.
We assisted the client by assessing their requirements and shortlisting all industrial land in industrial estates and parks which matched these requirements.
The team then prepared a report comparing the different properties in terms of the client’s needs, highlighting the options at each location and providing our recommendations. We arranged inspections of each site and negotiated the best sale terms and conditions for the client’s chosen option.
The team guided the client throughout the process until the property transaction was finally completed.
2. Acquisition of Factory
We were contacted by a US manufacturer which was looking for a factory building in the northern part of Bangkok, specifically in Rangsit or Pathum Thani.
CBRE Thailand's Industrial Services Department assessed the client’s requirements and decided that eastern Bangkok was the most suitable location. The client reported that they had already searched for industrial property in this area but that they had not found any suitable sites, so they wanted to expand their options to northern Bangkok.
Using their knowledge and the department’s database of industrial properties, the Industrial Services team searched for and recommended a range of different industrial property options in locations to the east of Bangkok.
On the basis of CBRE Thailand Industrial Services’ recommendations, the client finally rented a factory in the Theparak area.
3. Disposal of Factory
A Finland-based company appointed CBRE Thailand as its sole agent to dispose of its factory.
The Industrial Services team assisted the client by advising on the most cost-effective marketing promotion methods for this particular industrial property. Then, the team marketed the factory, maximizing the property’s exposure to the market by covering all potential customers. To ensure a transparent process throughout, progress reports were submitted to the client on a monthly basis.
After a suitable offer was received from a buyer, CBRE Thailand negotiated the best possible terms and conditions for the client and supported the vendor until completion of the sales transaction process.
