NEW LEASE FOR BANK
In 2004, CBRE was appointed to advise an international bank for the search, analysis and negotiation of new office premises.
1. The Challenge The key features which were sought included an advanced building infrastructure, good accessibility and flexibility in terms of size. All of these features were required for reasonable occupation costs in line with the “back office” nature of the facility.
2. The Strategy
Working with the client’s regional office and local real estate team, CBRE clarified the objectives in terms of rental budget, length of lease, location preference, floor size and the overall technical requirements of the company.
Having identified all possible options, CBRE undertook the following tasks:
Analysis of all options available in the market
Analysis of the Bangkok office market
Inspection of the shortlisted buildings
Preparation of a matrix for analysis
Drafting of an analysis of total occupation costs
Preparation of the strategies for negotiating with the landlord
Negotiation of lease terms in conjunction with the client’s legal counsel
3. The Solution
The team identified a high-rise twin tower office located in the non-CBD area, which offered the optimum qualitative and financial package. CBRE then represented the client in finalizing a lease arrangement, which included a contraction clause, a clause for early termination and the right of first refusal, securing the roof top signage and also negotiating with the landlord on a phased occupation. The client finally leased 14,200 square metres of office space

A leading Bangkok landlord appointed CBRE Thailand as the sole agent to manage the lease of its new office building located in the city’s northern corridor.
1. The Challenge
The team was required to handle the leasing of 22,000 square metres of non-CBD office space, within the one-year term of appointment.
2. The Strategy
Before handling the actual leasing of the offices, the team advised the landlord on market conditions, the target market, and the building facilities which were required. The most appropriate marketing strategy was prepared, with guidance given on brochure design and the final advertising campaign. The CBRE team also advised on and drafted rental and leasing policies.
3. The Solution The property was 85% occupied within 6 months, anchored by several high profile multinational companies. The office also achieved the highest rent in any northern corridor location at that time.
LEASE RENEWAL FOR I.T. COMPANY
A major international consumer electronics company appointed CBRE to negotiate the renewal of its office lease.
1. The Challenge The client was based in a prime office in the CBD which was known to have a tough landlord. However, the company still wanted to renew the lease at the existing premises due to the benefits of the building which included advanced IT facilities for the company’s service centre, good accessibility and also flexibility for expansion.
2. The Strategy After initiating the full transaction process, the office leasing team conducted a comprehensive review of all the options available to the client. A matrix analysis and cost analysis were both carried out, as well as a detailed assessment of the best negotiation tactics to employ with the client’s landlord.
3. The Solution After lengthy negotiations, the client finally renewed the lease for 7,000 sq.m. at its existing office premises.
