Marque (pronounced Mark) Sukhumvit is being developed by Major Residences Co., Ltd., a part of Major Development Public Company Limited. Major Development is a property development company with a specialty in high end and luxury condominiums. Their focus has been to invest in construction R&D, unique architectural designs and interior designs as well as sourcing high quality materials ensure their products meet international standards of quality, innovation, and competitiveness. They have completed over 10 high-end projects since their inception in 1999. Currently they are in the process of constructing two flagship properties including Marque Sukhumvit and Muniq Sukhumvit 23.
As the name may suggest Marque Sukhumvit is located on the corner of Sukhumvit Soi 39 and Sukhumvit Road. It is built on a 3-1-7 rai (5,207 sq.m.) piece of land, directly connected to Sukhumivit Road. The large land area gives this Bangkok condominium project an extra sense of luxury as things can be more spread out and facilities can utilize the extra space to make the entire project feel open. Every popular area of CBD has one or two superstar projects that will set the standard for followers to beat. Sathon area has The Met and Sukhothai Residences, Silom/Sathon area has The Ritz Carlton Residences in the world-renowned Mahanakhon building, Wireless road has 98 Wireless, Thonglor has Tela.
For the Promphong BTS/EmDistrict area, Marque Sukhumvit condominium is certainly going to be a superstar project. Part of what makes Marque Sukhumvit a superstar project is its location, being situated in the center of Sukhumvit between Thonglor area and Siam Shopping area. This central location makes it relatively easy to get to all of the main attractions that downtown Bangkok has to offer. Since it is only 30 meters to the Promphong BTS station, residents never have to rely on a car for traveling downtown. Additionally, it is so close to the EmDistrict as it could almost be considered part of it.
EmDistrict is a mega project being developed that already includes 2 luxury malls—EmQuatier and Emporium (110 and 140 M away)—connected by a skywalk and the Promphong BTS station. As you would expect the malls feature a plethora of food and drink venues, entertainment, shopping, and conveniences like gourmet supermarkets, bank branches, and a full high-end gym. It is also close to some other key areas such as Samitivej Hospital (1.5 KM), K-Village Community Mall (1 KM), and Benjasiri Park (300 M).
Driving to and from Marque Sukhumvit is easy as the project is located on Sukhumvit road and not far from a U-turn. The toll ways can also be easily accessed by heading down Soi Sukhumvit 26 to Rama 4 road and then onto the toll way from there.
The building façade features a bold modern design that will surely make it stand out for its uniqueness. Adding to its unique design is that the building is 222 M high making it one of the tallest buildings on Sukhumvit Road. For anyone that likes modern design and wants to make a statement with their residence, Marque should not disappoint. The shape of the building was inspired by a diamond which gives it a dramatically stunning look with its angular edges and signature diamond point at its top. To enhance the diamond effect, designers chose to use a state of the art glass curtain wall. The use of glass for the exterior is notable as it will not age like painted concrete walls because glass is far more resistant to weathering from rain and sun. This ensures that the building will age more gracefully than a traditional concrete building does.
Even with the modern styling, Major Residences Co., Ltd. tried to maintain as much greenery as possible with the front of the building featuring trees and a small park area. These green touches will go a long way to soften the atmosphere of the building, giving it a more residential feel as opposed to an office or hotel. They also added sky park areas as well.
Cost of prime land on Sukhumvit road, such as where Marque is located, has sky-rocketed in the last decade which has meant that most developers have reduced the size of the units to keep them affordable for most buyers or investors. The effect is that space comes at a premium and, perhaps more importantly, larger units in new Bangkok condo developments are quite scarce.
Balcony With Large Sliding Glass Door
Marque is a super luxury product and part of what defines a luxury product is the size of the unit. To ensure that residents has exclusivity and privacy, the developer designed each floor to only have 4 units and each unit is accessed via a private elevator which opens up to a private foyer at the units front door. On top of the private access, each unit also uses a detached wall system to ensure maximum voice and vibration reduction between units. The smallest unit offered at Marque is a two-bedroom unit which starts at 124 sq.m. making it larger than most luxury condo projects found on Sukhumvit road.
To enhance the spaciousness, the designers made the floor to ceiling height a whopping 3-3.4 meters that extend to meet a floor to ceiling glass curtain wall combined with wide and open floor plans. The effect is that the rooms feel exceptionally spacious, relaxed, and makes the unit feel even bigger than the size on paper. Units feature usable balconies as well. The three bedroom units feature an especially wide balcony with large sliding glass doors that serve to converge the interior space with the balcony giving a sense of openness when you want to enjoy a nice evening. Another feature to note is that all units have a balcony whether you choose a 2 bedroom 124 sq.m. unit or larger unit.
Dining / Kitchen
The building is broken into three zones. The low to mid floors (8-34th) are called the Legacy zone. The mid to high to high zone (35-42nd) is called the Heritage zone. The very top floors (44-49th) are reserved for the penthouses. While all the units feature balconies and glass curtain walls, the Heritage zone will feature Jacuzzi pools on the balcony as well, while penthouse units will feature their own private pools. Some two and three bedroom units will feature an extra balcony connected to the master bedroom. The use of glass curtain walls is featured in all rooms that have an exterior wall, so bedrooms and even bathrooms will allow the owner to take in the views of the city.
The bathrooms are finished with quality fixtures and residents will find additional luxury features such as rain showers, power assisted toilets, a separate tub and shower area in all bathrooms, and wide sinks that allow for ease of use. The walls and floors are finished with light marble, giving the bathrooms a sense of class and luxury. The Heritage units will feature an upgrade to a Pura Vida rain bath shower system that will surely delight residents with its multitude of settings that will adjust to any type of shower experience you might want.
As for cooking, all units have a dual kitchen setup with the European kitchen in the main living area while a Thai kitchen is located in a separated area. The western kitchens all feature an island bar setup, which provides plenty of space for food preparation and a good layout for hosting dinner parties. The kitchens are also well equipped with Franke, Siemens, and Gaggenau appliances. The Thai kitchen features Electrolux appliances.

As you might have noticed, the amenities list is quiet extensive, even compared to other luxury condo projects in the area. Major Residences Co., Ltd. defines part of the projects luxury status as having an exceptional variety of quality amenities for its residents to enjoy. Residents that enjoy spending time in the common areas of their condo’s will not be disappointed by the unique offerings this project has to offer.
Parking is another topic that should highlighted. Many new Bangkok condominium projects that will be launching in the downtown area will begin using automated parking as necessity due to space limitations of land plots. Marque offers residents traditional parking garage space that allow owners to access their vehicles whenever they want without having to wait on an elevator or be inconvenienced with a mechanical parking system if they forget something in the car. It is a luxury residents living in downtown condominiums see less and less of as development continues and land prices increase. The real luxury is that Marque offers an impressive 189% parking to unit ratio which means that guests visiting should be able to find a space to park without too much trouble either.

Now that we have reviewed the specifics of this project, let us discuss the key strengths. These are the features that, in our opinion, make this project particularly interesting to buyers and investors. In today’s market, there are many Bangkok condominium projects for buyers to choose from, and sometimes within close proximity of each other, so developers must find a way to differentiate themselves from one another. Here are the key strengths we think Marque Sukhumvit can offer investors and buyers:
- Location: The location of Marque is about as prime as you can get on Sukhumvit Road. The proximity to the high end EmDistrict lifestyle center gives residents easy access to shopping, restaurants, and entertainment. Furthermore, it is within a short walking distance of Phrom Phong BTS Station that allows residents to get around easily via the sky train and subway system (MRT) in Bangkok. Getting around by car is not too difficult either as the project is near a U-Turn area so they can relatively easily access both sides of median-divided Sukhumvit Road.
- Design: The design of the building is something that will stand out on Sukhumvit Road as it is unique and elegant. The height alone, 222 meters, will make it standout against the Bangkok skyline. Quality design extends to the interior as well with only 4 units per floor, private lifts and lift lobbies for every unit, 3-3.4-meter high ceilings, and glass curtain exterior walls. The units have been designed to give a sense of luxurious spaciousness, with smallest units starting at a spacious 124 square meters that can take in views of the surrounding areas. Usable balconies with large sliding glass doors merge interior and exterior spaces.
- Facilities and Amenities: The facilities are second to none with a comprehensive list of facilities that span four floors of the building. Even other new luxury residences in the same area cannot boast the amount facilities that Marque has to offer. Given the prime location, Marque also offers other conveniences of CBD Bangkok that go beyond the facilities offered directly in the project. Things such as massage parlors, street food shops, convenience stores, and branded F&B chains such as Starbucks are all within walking distance of the project.
- Limited Supply: With only 149 units, the supply is relatively scarce. What makes it more scare is the fact that large unit’s, especially directly on Sukhumvit Road, is very hard to find as land prices are getting increasingly unfeasible. Given its proximity to retail centers and mass transit, combined with the aforementioned leading class facilities and thoughtful design, we believe that Marque offers a better long term capital gains potential than some competing and comparable luxury condominium projects in the Sukhumvit area making it a good option for both personal use and as an investment.
