The Residences at Mandarin Oriental, Bangkok is part of a much larger master plan that is certain to wow and excite anyone looking for a super luxury residence or vacation home in the heart of Bangkok. The Residences at Mandarin Oriental is a condominium project being developed by ICONSIAM Superlux Residence Corporation Limited. The corporation was formed as a joint venture between Charoen Pokphand (also known as CP group), Magnolia Quality Development Corporation, and Siampiwat.
The Residences at Mandarin Oriental Bangkok is part of ICONSIAM, a mixed-use mega retail and residential project, located on the bank of Bangkok’s largest river—The Chao Phraya River. As the name implies, ICONSIAM is aiming to become a landmark for Bangkok and the riverfront. The project budget is targeted at 50 billion baht to be built on approximately 80,000 square meters of land with 400 meters of prime riverfront access, which makes it the largest single master project launched in Bangkok. On the residential side, the project will include two condominium projects, the super luxury “Magnolias Waterfront Residences” (already sold out) and the ultra-luxury “The Residences at Mandarin Oriental, Bangkok”—which we will get into shortly in this review. The project will also feature two iconic retail centers comprising approximately 525,000 square meters of retail and dining space and a 3,000 seat world-class auditorium. Additionally, there will be about 10,000 square meters of riverside public parks and event plazas.

Location Overview: Rare Riverfront Property
The ICONSIAM master project is located on one of the most coveted river front areas in Bangkok. The land plot is situated on a relatively narrow bend of the Chao Phraya River, giving residents excellent panoramic views due to being in the bend. In addition to the views, the narrowness of the river here makes the whole area look lively and charming as tourists ride long tail boats during the day and dinner boat cruises cast sparkling lights against the river currents in the evening. With no major ports in the area, big cargo boats do not pass through here, so it does not feel industrial like many other parts of the river—such as the riverfront around Rama 3 road. More importantly, this bend happens to be a hub area as it is connects the Thonburi side of Bangkok to Sathorn Road, a prime downtown location. The area is further boosted by the presence of some of the most prestigious riverfront hotels in Bangkok—including brands such as Mandarin Oriental Bangkok, Shangri La Hotel, and The Royal Orchid Sheraton Hotel.
Though the property is located on the Thonburi side of the river, its close proximity to the Taksin bridge, the Krung Thon BTS Station, and short boat ferry to the opposite side of the narrow river, make it highly accessible. The location of this project is made extra valuable as it is the last plot of this size on this highly coveted river bend. There are no more plots available of this width that will allow developers to build such a grand and well-designed product. All other available space is fragmented or long and narrow, which minimizes the flexibility in design a condo with river views.
Residents and guests will find it convenient going to and from home each day as it is still very close the heart of the CBD area. By car, the project is about 5 minutes from the Taksin bridge and around a 20-minute drive from the Silom/Sathorn area. The Silom BTS Line is accessible from the Krung Thonburi BTS station, located on the same Thonburi side of the river as the project, and is only 1.4 kilometers away (or a 7-minute drive) from the project. The Residences will feature a private pier and boat that is reserved exclusively for residents that will provide boat shuttling service from The Residences to the Mandarin Oriental Hotel pier as well as the Saphan Taksin pier. From the pier you can easily grab a taxi or walk directly up to the Saphan Taksin BTS station. The boat trips across the river from pier to pier will take around 5 minutes.
Of course, owners of ”The Residences” will not need to look much further than the world-class shopping center just next door to them for all the conveniences and amenities they could want. Add to that the five-star hotel services by Mandarin Oriental Hotel Group and residents could have all their needs met without ever leaving the comfort of their home.
However, on the occasion that residents might want something different, the surrounding neighborhood has plenty to offer. Charoen Nakhon road is known for having excellent local noodle shops and other varieties of Thai food. Taksin Hospital is also only 750 meters away from the project, making it fast and easy for residents to get health care. Just a few minutes’ walk down the road is Klongsan Market and pier providing a spot to get fresh fruits and vegetables or ready-made snacks and meals.

The Residences at Mandarin Oriental stands next its sister project, the Magnolias Waterfront Residences. The architectural theme for the façade is “oriental contemporary”. The design languages between the two buildings are very similar, which the developers decided to do on purpose in order to keep a consistency in the design as the two projects are so close to each other. Designers wanted to invoke a sense of modernism while keeping the charm of grand oriental design. The modern exterior design features the grandeur of oriental luxury with a silver, gold, and rose gold color motif that alludes to its Siamese heritage. Even though both buildings stand close to each other, owners need not worry as the Magnolias Waterfront Residences is situated behind and diagonally to this project so that privacy and views from the units will not be affected.
The developers will provide two purchasing options. The first option is a fully fitted option which gives buyers all the necessities such as kitchen appliances, air-conditioning, all bathroom fixtures, and built-in closets. The second option will be a fully furnished option. The fully furnished option adds to the fully fitted option by including designer selected loose furniture, carpets, curtains, wallpaper, built-in accent walls and shelves, custom lighting fixtures, and specially tailor-made headboards by Fromental of London. For those who do not want to bother with decorating or like a professionally designed, ready to move in unit, the fully furnished option will give buyers a premium one stop shop solution.
Dining Area & Kitchen
All units feature high ceilings, beginning at 3.2 meters for standard units and go as high as 7 meters for two-story duplex units. As you can imagine, these high ceilings give the units a very open and spacious feel. Designers paid attention to every detail and selected only the most premium materials and appliances for use in the project. The developers chose Gaggenau and Siemens for the kitchen appliances. Both are German brands known for their quality and design. The engineered wood floors have a unique pattern design that adds to the classy feeling of the space. The counters in the kitchen are made of premium imported stone and the bathrooms also feature premium stone finishes on the counters and walls.
Bathroom fixtures and accessories are from Waterwork, Hansgrohe, and TOTO. The ultra-luxury feel is enhanced by details such as a “his & hers” basin and mirror. The washbasin is a stone washbasin carved out of one single piece of stone. With a glass curtain walls owners can take in the full breathtaking view of the river and cityscape at day or night. The unit also features a nicely sized balcony that can be accessed by a large floor to ceiling sliding glass door. The building has a total of 341 parking spots, which will provide a 233% parking to unit ratio. The building includes a six floor automated parking system that accommodates 4 floors of sedan height vehicles and 2 floors of SUV height vehicles. The system stores the cars above ground and within the building so owners can have peace of mind that their expensive cars will be safe from weathering, accidental damage from other drivers, and from theft. Furthermore there is a 17 vehicle conventional parking basement and 11 spaces for serviced vehicles.
