Steady Demand, Slower Rental Growth

The total Bangkok office supply rose by 132,000 sq. m. to 8.78 million sq. m. in Q3 2017. Four new office buildings were completed including Gaysorn Tower, Pearl Bangkok, Toyota Buzz and Cosmo Office Building.

The overall vacancy rate rose from 7.5% in the previous quarter to 8.4% in Q3 2017 due to the new office completions. The total net take-up (growth in the amount of occupied space) for Q3 2017 was 46,500 sq. m., increasing by  22.0%  Q-o-Q  but decreasing  by  7.1%  Y-o-Y while the accumulated net take up from Q1 – Q3 was 141,000 sq. m., a rising of 2.3% compared to the same period last year. We expect that total take up for the whole of 2017 will be close to our forecast of 200,000 sq. m.  

288,300 sq. m. of new office space is under construction and will be completed between 2017 and 2020. 106,000 sq. m. of which will be Grade A office buildings including Singha Complex and Samyan Mitrtown.
