Slow but Healthy Downtown Demand, Sluggish Midtown/Suburban Demand

In Q3 2016, developers resumed launching new condominium projects. The number of newly launched condominium units increased both Q-o-Q and Y-o-Y in all areas. The majority of newly launched condominium units in this quarter were from top public-listed developers.

Overall, demand for condominium units was still relatively weak. Sales of newly launched condominium projects have been mixed ranging from some outperforming projects which were sold out on the first day of launch to some underperforming projects which did not sell well.

The downtown condominium market was slow but still relatively healthy. We still see demand from upper-class purchasers for one- to two- bedroom condominium units priced around THB 5-15 million in the prime downtown locations for investment.
