Developers Seek Foreign Sales While Domestic Demand Remains Slow
In Q2 2018, the overall condominium market was slow with the downtown area stabilising after record-breaking condominium launches in 2017 while growth in the midtown/suburban areas remained concentrated along both existing and under-construction mass transit lines.
The downtown area has been relatively inactive with only a total of 363 units launched this quarter compared to 950 units launched in Q1 2018, representing a decrease of 65% Y-o-Y. The total number of downtown units launched in the first half of 2018 represented only about 11% of the 12,544 units launched in the whole year of 2017. We believe that developers are still in “wait and see” mode and have postponed condominium launches to the second half of the year while others have shifted their focus towards the landed housing market this year.
