Phuket Villa Classifications
We classify a Phuket villa into one of four categories based on price per unit. Classifications are based on the maximum number of units in a project that fall into a category; for example, a project with three luxury, five high-end and two mid-range units would have all units classified as high-end, because we consider the project to be high- end, since the greatest number of units in the project are high-end. For the purposes of this report, we have excluded housing projects that are aimed primarily at the Thai domestic market.

A Phuket Villa classified as high-end and above generally demonstrates common characteristics such as:

  • Good standard of construction using high-quality materials and specifications
  • Comprehensive range of facilities, including swimming pool, gym, and/or squash and tennis courts, etc.

Phuket Villa - Semi-Annual Highlights
  • 155 villas were sold in 2017, the highest number of units sold per year since 2015.
  • 52 villas were sold in the second-half of 2017, a decrease of 7% Y-o-Y.
  • 50 of the villas sold were from the lower-end segment with a price of THB 5 - 35 million per unit.
  • Only 2 Luxury villas were sold, one at The Residences by Anantara (THB 200 - 500 million) and another one in Avadina Hills by Anantara (THB 200 - 500 million).
  • 6 out of 10 newly launched villa projects in H2 2017 offered rental schemes with a 5 - 7% yield per year.
Phuket Villa Supply

Prior to 2004, the villa market had a total stock of approximately 220 units. From 2004 onwards, both the supply of and the demand for villas grew significantly because of the expanding tourist market in Phuket and the accelerating regional economy. However, the villa market was affected by the global financial crisis of 2008 and, although prices did not fall, potential buyers started to reconsider their financial position which led to a decrease in demand. Additionally, developers faced financial difficulties resulting in the postponement or suspension of several projects. Consequently, the number of villa completions slowed down.

There were 51 villas completed In H2 2017, increasing the completed supply of villas to 3,794 units.  891 villas are being planned or under construction. However, as many developers will only start building a unit after it is sold, not all the scheduled projects will actually be completed.
