Retail Space for Rent in Bangkok: Retail Types and Locations

Types of Retail Projects and Shops

There is a wide range of modern retail properties for rent in Bangkok and, to a lesser extent, in the provincial cities. Bangkok has some of Asia’s best known shopping centres, including Central World, Emporium, and Siam Paragon.

  1. Shophouses

    These traditional retail outlets with two to four storeys are street fronting retail units.

  2. Shopping Centres

    These are modern shopping centres or malls, normally anchored by a department store. The two major shopping centre developers and department store operators are Central Group and The Mall Group. The best known shopping centres in Bangkok are Central World, Siam Paragon, Emporium, and MBK which are operated by either of these two.

  3. Superstores

    There are three major superstore operators in Thailand: Tesco Lotus, Big C, and Makro. Their superstores often have retail premises available for rent to tenants.

  4. Specialist Stores

    These are either stand-alone stores or major tenants in shopping centres. HomePro is Thailand’s largest home improvement retailer and has shopping premises available for rent in its stand-alone stores.

  5. Neighbourhood Centres and Community Malls

    There are a growing number of neighbourhood retail centres, usually with one of the major supermarkets as the anchor tenant.

  6. Mixed-Use Developments

    These developments are a combination of 2 or 3 developments of residential, hotel, office and retail within a single project.

Locations of Retail for Rent in Bangkok

The total retail supply in Bangkok is classified into 3 main areas including downtown, midtown and suburbs. Each area has different types of retail space for rent, rental rate and target consumers. View current listings for retail space for rent in Bangkok and other areas.

  1. Downtown comprises the prime locations for business and retail projects for rent, including Silom, Sathon, Rama I, Pathumwan, Rajdamri and Early Sukhumvit (up to soi 24), which are generally accessible by BTS.

  2. Midtown is bounded by Inner Ring road, including major residential areas and secondary business centres. The target shoppers are middle- to high-income earners in the area, which covers Lad Phrao, late Sukhumvit (from soi 24 to 63), Ramkhamhaeng, Bang Kapi, Chatuchak, Phaholyothin, Ratchadapisek, Rama IX road, Victory Monument, Pinklao, Riverside, Rama III road, Wong Wien Yai and Wangburapa.

  3. Suburbs are the outlying areas of Bangkok with easy access to the city center; they form the gateways to the five neighbouring provinces and upcountry areas. These locations of retail space for rent include Lak Si, Don Muang, Rangsit, Ramindra, Sukhapibal 1-3, Srinakarin, Bangna-Trad, Samrong, Theparak, Rama II road, Bang Khae, Bang Bua Thong, Bang Yai, Rattanathibet and Chaengwattana.
