Bangkok Office Rents Rise Outside of CBD

Paying our fair shareBangkok Office rents for offices outside the central business district have gone up by 12% from Bt 635 to Bt683 per square metre compared with just 3.2% within the CBD.  The AIA Capital Tower has been a major contributory factor.  Demand has predominantly been around tenants relocating within the area.

Agents are finding that not all tenants want to be in the CBD, but they all seek good road access and access to a mass-transit station is a major bonus. Tenants are open to paying higher rents for modern buildings because often more people can be fitted into this type of building and the running costs are lower from modern air conditioning and elevators.  In addition, to retain the best employees, employers have learnt the importance of a great working environment.

CBRE expects there to be many more office developments in non-CBD locations.
