Bangkok office space faces strong demand in 2016

Bangkok office grade A space in the CBD is set for a higher occupancy rate in 2016 and monthly rents per square metre are set to increase to more than 1000 THB.

Surachet Kongcheep, associate director of research at the Consultancy, Colliers International Thailand, said strong demand for Bangkok office space from local and international companies would continue next year.  “Demand for office space will continue in 2016, while there will be 193,000 square metres in new supply being completed,” he said.

According to JLL Thailand, there will be 105,566 square metres of new office space from 4 buildings being completed in 2016. These are the G Tower, the Rungrojthanakul building in the Rama IX area, the Thai Electric building and the Pearl Bangkok on Phahon Yothin road.

CBRE research has shown for the Bangkok Office market for Q4 2015:
– Total supply – 8.46 million square metres
– New supply in 2016 – 239000 square metres
– Total take up rate – 7.72 million square metres
– Average Grade A CBD rent – 880 THB per square metre
– Average Grade A Non CBD rent – 700 THB per quare metre.
