Bangkok Property – What bang can you expect for your buck?

The Bangkok property market continues to be a subject of much debate. In this environment it can be tricky to ensure you are getting your money’s worth when investing in residential property in one of the world’s most up and coming cities.

As is always the case with the property market and location will very much determine how much you can get for your money. Many of the popular new resident properties emerging in the city are in the Central Business District and its sub districts. An area renowned worldwide for its luxurious decadence, and opulent living quarters with most offering a 24/7 concierge service that rivals that of the most lavish hotels around the world.

The most expensive area is located in Sukhumvit, called Park 24 where you can expect to spend the most per square metre. Due to this prestigious label of the highest price property location in the city, you can expect to come across numerous big name politicians, and celebrities in the area as well as high profile business people. A great place for networking. For this premium price you can quite rightly expect the highest of high end living arrangements with infinity pools, gold simulators, fitness suites, 24/7 five star service, and more space than any one person could possibly need under your roof. In this area you could expect to pay around THB 300,000 per square metre for the top penthouse style living. By comparison, somewhere like the Met complex will see your money stretch quite a bit further at THB 135,000 per square meter.

MahaNakon in the Silom area of the Central Business District is one of Thailand’s tallest skyscrapers home to the Ritz Carlton residences which are among the most expensive living quarters. In a location such as this, you can expect to pay from THB 32 million to 39 million THB. For this you shall have purchased unrivalled panoramic views of the city and that all important 24/7 concierge service as well as access to world class facilities all under one roof.

Just north of Silom and Lumphini Park is the Magnolias Complex is currently in development which sits in an exclusive community and contains one of the world’s most anticipated prestigious hotels in the Waldorf Astoria. The building is unique in its architectural design which means you will pay a premium to reside there. As well as beauty, here you will get environmentally friendly gadgets as part of the living experience to help you save those extra pennies spent at the outset by saving on energy and water bills.

If we move out of the Central Business District, to acquire a slightly different living style at the Riverside district, you will undoubtedly get more for your money for equally high quality standard living. Still with great transport links to the central area, but a slightly more relaxed cosmopolitan lifestyle, you can expect to pay from THB 144,000 per square metre. As an increasingly popular area, prices are still relatively competitive outside of the Central Business District, without the assumed decline in quality. There will be a range of options available from a mere THB 8 million to the more extravagant THB 80 million.

With such a diverse market, it is worth considering what your non-negotiables are in a property search, and which areas will best suit your budget and your desired lifestyle. There is plenty on offer from the more conservative end of the luxury apartment market, to the totally extravagant penthouses and condos.
