Bangkok Retail Rental Rates Increased in Downtown Shopping Malls

  • In Q4 2013, four new retail centres opened: a supporting Mall for a condominium project called The Shoppes Grand Rama IX, a Lifestyle Dining & Gastro Landmark called The Groove at Central World, a Community Mall called The Paseo Town on Ramkhamhaeng Road (Sukhapiban 3), and a Community Mall called Pickadaily Bangkok on Sukhumvit 77 Road (On Nut).
  • International brands expanded their business lines in the Thai market in Q4 2013. Sephora and Victoria’s Secret Beauty & Accessories opened their first store at Siam Center. Pull & Bear also opened an outlet at Siam Center. Brioni opened their first store at Gaysorn Plaza.
  • Overall, the occupancy rate stayed at 96%, up by 1% Q-o-Q or 3% Y-o-Y. Rental rates increased in the best shopping malls, especially in the downtown area. Community malls’ rental rates were still flat where the success rate was mixed.
  • In December 2013, Thailand’s Consumer Confidence Index (CCI) declined to 73.4, compared to the average of 79.2 in Q3 2013. The Retail Sales Index slightly decreased to 210.96 as of October 2013, decreasing by 7.55% Y-o-Y.
