Prime locations, good property maintenance, and product quality and design are key factors pushing high-end condominium prices higher at a faster rate than the market average, according to property consultant.

Aliwassa Pathnadabutr, managing director of CBRE Thailand, said high-end condominiums situated in prime locations with good property maintenance and management usually have higher growth in resale prices.

The highest increase per year in the resale price of high-end condo is at Somkid Gardens, with average growth of 24% a year from 35,000 baht per square metre in 1991 to between 180,000 and 220,000 baht today.

The project is on Soi Somkid in the Phloenchit area, where land plots for new residential development have become scarcer and demand for residential units for rent and purchase is strong. The property also has a good maintenance.

The second-highest increase in resale price is for the 12-storey Domus on Sukhumvit Soi 16. Read more
