Thailand Industrial Land Sale Slow Down

The supply of completed serviced industrial land plots is increasing  at  a  slow  pace. 1,800  rai  (290  hectares)  were completed  compared  to  7,000 rai  (1,100  hectares)  in  Q2 2013. There are at least 34,824 rai  (5,600  hectares)  of  SILPs future supply to come.

The  occupancy  of  ready-built factories  (RBFs)  in  our  survey basket was 77% down from 79% in  Q2  2013  due  to  the  supply. The  total  amount  of  space occupied  in  RBF  increased to1,510,000 square meter from 1,480,000  square  meter.  The future  supply  of  RBFs  under construction will increase current levels  of  supply  by  12%.  While land  under  site  preparation reserved  for  RBF  development will increase current supply by a further 14%.

As of Q3 2013, the supply of modern logistics property (MLPs) is expected to increase dramatically.  MLPs are currently under construction will increase current supply by 89%. There is an even greater volume of land under site preparation reserved for MLP development which could result in almost doubling from the current levels of supply.
