Thailand Industrial Land Sales Increased in Q2 2013

In Q2 2013 serviced industrial land plot sales totalled 1,450 rai, increasing 105% Q-o-Q and increasing 4% Y-o-Y. Hemaraj’s H1 2013 land sales have surpassed more than half of Hemaraj’s full year target of 1,800.

Amata’s H1 land sales have been sluggish however Amata expects sales to be much stronger in H2 2013 and therefore is maintaining a sales target of 3,000 rai.

Thailand Industrial MarketView Q2 2013A large volume of new SILP supply is being developed in Asia Industrial Estate Suvarnabhumi and Rojana Industrial Park Prachinburi. Honda has started construction on 1,600 rai of land in Rojana Prachinburi. The Honda plant is likely to start production in 2015 and will employ a work force of approximately 1,200. Honda’s overall Thailand production is expected to total 420,000 units per year with the addition of the new plant.

The IEAT is reviewing between 28 and 30 new industrial estate projects. Some of these projects are located on Thailand’s borders such as Phu Nam Ron which, if it goes ahead, is intended to serve as a logistics hub for Myanmar trade.

In Q2 2013 the IEAT and Hi-Tech Kabin Logistics Co established an industrial estate in Prachinburi. The new industrial estate is aimed at attracting investment from Japan, China and South Korea in the electronics, electrical appliances, automotive components and agricultural goods sectors. The estate, which will occupy an area of 1,066 rai (171 hectares), will also offer warehouses for rent. Hi-Tech Kabin is expected to be completed within 2 years.

As of Q2 2013 there was a significant supply of ready-built factories (RBFs) and Modern logistics Properties (MLPs) under construction. Future RBF supply currently under construction and under site preparation will increase current levels of supply by more than 20%. Typically RBF developments take approximately 8 months to complete.
