Thailand Investment Q4 Continued Rush to Set Up Property Funds

Thailand Investment MarketView Q4, 2013There were five reported large land transactions in the Bangkok Metropolitan Region during this quarter. KPN Group acquired 1-2-12 rai (2,448 sq. m.) site by the Surasak BTS station for an undisclosed price to build a luxury condominium development. Thai Wacoal PCL bought a 6-0-71 rai (9,884 sq. m.) site in Bangpongpang (Yannawa) for THB 618 million (USD 21 m) or THB 15,625 per sq. wah. Land & House PCL acquired 1-3-90 rai (3,160 sq. m.) site in Charoenkrung for an undisclosed price. Sansiri PCL bought an approximately 300 rai (480,000 sq.m.) site in Srinakarin area for approximately THB 3,000 million (USD 100 m) which equates to THB 25,000 per sq. wah from Bangkok Land PCL for a l housing development. Lastly, a 2-3-28 rai (2,912 sq .m.) site was acquired in Vibhavadee for an undisclosed price for a potential office development.

There were four reported large property transactions this quarters which were not related to property funds. Magnolia Quality Development Corporation Limited (part of the CP Group) acquired the Piyarom Sports Club and Community Mall (on approximately 40 rai site (64,000 sq. m.)) for a reported THB4 billion . Two hotels in Phuket, which were Phuket Royal Yacht Club (110 keys) and Manathai Resort (55 keys) and Buddy Oriental Samui Beach Resort (133 keys) in Samui were sold at an undisclosed price.
