Challenge

A major foreign embassy in Bangkok sourcing accommodations for their officer/s who have been relocated to work in Bangkok. Property must comply with special requirements for safety.

CBRE Residential Leasing team was asked to identify suitable properties (both apartments and condominiums). The said properties needed to fit into a budget, must be in a secure area and close to the embassy, and be of appropriate quality, reflecting the status of the diplomat.

Solution

The property leasing team pre-qualified a selection of apartment and condominium properties in Bangkok that match the size, budget, and safety requirements and inspected each building in cooperation with the embassy’s safety and security officer.

Viewings were arranged for properties that matched their approved size and budget. Following the acceptance of the embassy’s housing officer, the lease terms of the selected properties were re-negotiated, thus achieving the best rates and securing specific embassy terms (including a break clause).

Result

The CBRE Residential Leasing team relocated all the officers and their families within the given time period, within the budget, and with a high level of satisfaction expressed by the diplomats and their families.
