The initiative reinforces confidence in the future of luxury residential development, responding to evolving lifestyle trends such as multi-generational living and pet-friendly living under the campaign “Behind Dusit Ajara: Commitment in Action.” It also underscores Hua Hin’s strong development momentum and the continued growth of its real estate sector, particularly in the Branded Residences segment, where supply remains limited while demand continues to rise. The segment is supported by strong quality standards and long-term investment potential, with projected yields of up to 7%-9%*.

Regarding the project’s architectural design, Architects 49 Limited collaborated on the development, with Mr. Somkiat Lo-chindapong, Deputy Managing Director, explaining the design approach, stating, “Every project begins with a thorough understanding of its context. For ‘Dusit Ajara Hua Hin,’ we asked a fundamental question: how should architecture respond to the way people live in Hua Hin? Hua Hin is not a metropolis, but a destination with distinctive characteristics—from its coastal climate and natural surroundings to its relaxed rhythm of life. The design challenge lay in balancing openness with climate protection, particularly in managing sunlight and prevailing winds, while also creating a strong sense of arrival alongside genuine everyday comfort and functionality. With a site area of more than 20 rai and only 96 units, density was not a constraint. This allowed us to design spaces with continuity, openness and a natural sense of comfort. The architecture works in harmony with nature—orienting buildings to capture prevailing breezes, maximizing natural daylight while minimizing heat gain, and creating shaded transitional spaces between interior and exterior areas that are both practical and comfortable. From a master planning perspective, we adopted a user-centred approach, focusing on clear circulation, appropriate spatial proportions and seamless connectivity from the project’s entrance through to the residential zones. We believe that good architecture is not defined solely by aesthetics; it must support real-life functionality, provide comfort and endure over time. Ultimately, the architecture does not stand alone. It is designed to integrate with the surrounding landscape, fostering openness, connection and spatial harmony. The placement of buildings carefully considers views, privacy and balance across the development. In the end, architecture is something residents live with every day—and it must serve them accordingly.”
The key challenge in designing a large-scale green area covering more than 60% of the project—known as the “Bridging Oasis”—was highlighted by Ms. Hathai Rojanasripairot, Design Director, P Landscape Company Limited, who explained, “For ‘Dusit Ajara Hua Hin,’ landscape has not been treated as a secondary element, but as an essential component of daily living—one that influences movements, emotions and the everyday experiences of residents. From the outset, our concept was to create a true Bridging Oasis—an oasis that meaningfully connects nature with residential living. It is not simply about providing green space, but about shaping an environment in which people can genuinely live. The challenge at this scale was not merely to increase the amount of greenery, but to ensure that space carries meaning while remaining practical and sustainable over the long term. This required careful consideration of Hua Hin’s context, the natural growth of planting over time, environmental sustainability and the needs of residents across all generations. The landscape has therefore been designed as an integral part of the master plan, working in tandem with the architecture to shape circulation, create shaded outdoor environments and enhance livability by moderating temperature and improving overall comfort. The communal areas, which form the heart of the project, have been designed to support shared living across generations—from the courtyard linking all buildings together, to open lawn spaces beneath mature trees complemented by a mini amphitheatre for activities, as well as a jogging track and covered walkways seamlessly connecting each building. There are also dedicated children’s areas designed in line with developmental principles, pet-friendly spaces that enable harmonious co-living, and a loop pool that integrates multiple functions—for exercise, relaxation and shared family time across all age groups, including the elderly and those who prefer lighter or appropriately scaled physical activity. However, the essence of an ‘oasis’ extends beyond physical design; it lies in the feeling it evokes. This space has been conceived to cultivate tranquillity, relaxation and a sense of connection—with nature, with others and with oneself. Ultimately, a well-designed landscape is not just something to be seen, but something residents can live within and truly feel every day.”

The project’s sales gallery has now been completed and is open for viewing at Dusit Thani Hua Hin. The project has also received approval of its Environmental Impact Assessment (EIA) report from the Office of Natural Resources and Environmental Policy and Planning (ONEP), and construction has commenced in accordance with the planned schedule. Completion and handover are anticipated in 2028.
